While conventional loans usually require a larger down payment and have more rigid qualification criteria, they usually offer the most favorable terms. Requires a minimum credit score of 620. You'll avoid mortgage insurance (MI) when LTV is less than 80%


FHA loans are insured by The Federal Housing Administration. These loans typically require a lower down payment than conventional loan programs and your down payment can be gifted to you. They also generally have less stringent qualification requirements. Loan amount limits are based on county. Requires a minimum credit score of 580.


If you are a Veteran, or the surviving spouse of a Veteran, you may be eligible for a loan insured by the US Department of Veterans Affairs. These loans require no down payment and can be a great option, if you qualify. Requires a minimum credit score of 580. The funding fee associated with VA loans is waived for disabled veterans.


In some more "rural" geographic areas, a USDA loan can give you some advantages. There is no down payment required and reduced mortgage insurance. Requires a minimum credit score of 600.

Down Payment Assistance

For those with little to no money for a down payment we have a few different programs that may work. Our down payment assistance programs may help you get into a home with grants or other special financing options that can help cover the down payment. These programs typically require a minimum credit score of 620.
