While conventional loans usually require a larger down payment and have more rigid qualification criteria, they usually offer the most favorable terms. You'll avoid mortgage insurance (MI) when LTV is less than 80%.


FHA loans are insured by The Federal Housing Administration. These loans typically require a lower down payment than conventional loan programs and your down payment can be gifted to you. They also generally have less stringent qualification requirements. Loan amount limits are based on county.


If you are a Veteran, or the surviving spouse of a Veteran, you may be eligible for a loan insured by the US Department of Veterans Affairs. These loans require no down payment and can be a great option, if you qualify. The funding fee associated with VA loans is waived for disabled veterans.


In some more "rural" geographic areas, a USDA loan can give you some advantages. There is no down payment required and reduced mortgage insurance.
